Ten years ago, reverse mortgages were primarily used by widowed or single women well into their 70s with little other means of retirement income. Now, big losses to retirement savings as a result of the financial crisis have stoked interest among younger retirees of both sexes. In the 22 years that Home Equity Conversion Mortgages , or HECMs, have been available, 637,000 have been issued and 500,920 were outstanding at the end of July 2010. That represents roughly 7.2 percent of the 6,933,404 owner-occupied housing units for people age 65 and older recorded by a U.S. Census Bureau survey in 2008. HECMs, which are insured by the Federal Housing Administration (FHA), are now roughly 99 percent of the reverse-mortgage market.
Demand Expected to Rise
Lenders have indicated to Peter Bell, president of the National Reverse Mortgage Lenders Assn. (NRMLA), that the largest number of borrowers so far this year has been 62- and 63-year-olds, most of whom want to use some of the money to pay off an existing mortgage as they prepare for a drop in income during retirement.

The Obama Administration is floating a proposal that would allow the government to directly buy more loans from servicers of mortgage-backed securities This is just one of several proposals the Obama Administration is considering as it comes to terms with the dire need to prevent further waves of foreclosures amid a deepening recession. There were foreclosure filings on 274,399 U.S. properties in January, down 10% from December but 18% higher than a year ago, according to RealtyTrac, a foreclosure research firm. In December, the Mortgage Bankers Assn. said that a record 1 in 10 U.S. families with a mortgage are either in arrears or having their house repossessed. Banks and other mortgage servicers have being doing loan modification under an Federal Deposit Insurance Corp. program since the first quarter of 2008, but many have failed to benefit from a cookie-cutter approach that’s paid insufficient attention to the financial condition of individual homeowners. And these “mods” haven’t addressed the need for a wholesale cleaning out of some of the most toxic loans, those collected in securitized pools and sold piecemeal to vast numbers of investors. The problem is that there is no flexibility to modify the terms of individual mortgages in most of the Pooling and Servicing Agreements, or PSAs, that govern these mortgage pools.

Posted on Wednesday, 12th August, 2009 by priya With the increase in financial problems, policy makers in US are working hard to evaluate and make new suggestions regarding arresting decline of economy. The financial institutions are clogged and quick action is being anticipated from the government. Since the actual value of assets of banks is not present in their books, there is reconsideration regarding allocation of funds to save them. Foreclosures are on the rise and loan modifications seem to top the agenda of making loans more affordable to borrower. This method has been tried before where government shared the risks. The terms were:
• Fifty percent of the losses were borne in second defaults.
• Monthly payments were reduced to about thirty percent of borrower’s income.
The Emergency Economic Stabilization Act was revised and passed on 21st January 2009. This guaranteed loss if modified loans became delinquent again. Thus loss sharing with government was a positive amendment to previously proposed government policies. The problem with introduction of loan modifications is the unavailability of data explaining exact value of bank’s assets. This information is mandatory for the initiation of foreclosure proceedings against borrowers with defaults. Moreover a regulatory body like FDIC is required for implementation and monitoring of loan modifications.
