Each year, an average of slightly more than 5,300 acres of the state's prime farmland are converted to some form of suburban or urbanized use - a fact of modern life that troubles community planners in the state, including Kansas State University professor John Keller. "Sprawl is around the world, so we shouldn't be surprised to see it here in Kansas in many communities " Keller said. "Sprawl is a universal phenomenon, but sprawl at our scale is pretty much ubiquitously American."

    When investors come, can developers be far behind? And behind the developer comes the family in search of a home in the suburbs. We drove past or through a dozen new subdivisions that day. The Meadows at Mason. Heritage Club. Hickory Woods. Simpson Creek Farms. Presently we arrived at a subdivision called Trailside Acres, featuring homes that we figured might sell for up to half a million dollars apiece. At the end of a cul-de-sac Spellmire gestured toward a wide, open field we could see in the distance beyond the slim side yards of the big houses.

    Within the United States, in the decades following World War II, rising levels of prosperity, the widespread availability of affordable housing and transportation, safer neighborhoods, better schools, and the lure of green space spurred a migration of inner city populations to outlying areas. Between 1950 and 2000, the number of people living in the suburbs doubled. Many businesses follow suit, motivated by cheaper land, easy highway access, increased parking availability, and more pronounced corporate identity. Many suburbs are characterized by low-density development, car-dependent transportation routes, and single-use zoning. The expansion of widely-dispersed development outside of an urban city center is termed "urban sprawl." Many cities once considered to be significant urban centers within the United States, including Detroit and Philadelphia, fell victim to the onset of suburbanization throughout the mid- to late 20th century. Although many of these 'older' cities are now beginning to experience urban revitalization, they continue to lose population to their surrounding suburbs. Even in New York City, the largest city in America, we continue to see tens of thousands of people move to the suburbs each year. While the city itself had a population of over 8.2 million in 2005, the entire metropolitan area, including New York City, stood at over 18 million people. Although there are a variety of benefits to development, urban sprawl has its drawbacks. The change in land use through the building of roads, homes, and businesses can fragment or eliminate animal habitats, blocking feeding areas and altering migration patterns. An increase in pavement and other covered surfaces that are not able to absorb rain or runoff can also contribute to an increase in the discharge of pollutants into area water sources, lakes, and streams. In addition, the reliance on transportation routes can elevate air emissions as the number of cars per person and the amount of time spent on the road increases.

    What is sprawl, and how do you measure it?
    Sprawl happens when a city or town's development spreads out at a rate much faster than the rate at which the population in that area is growing. In other words, it is development that uses a lot of land to accommodate a relatively small number of people. Sprawl tends to create areas where houses, shops and workplaces are far apart and not well connected, pedestrian access is extremely limited, and there are few shared public spaces.     There are many causes of urban sprawl. Sprawl is a form of metropolitan growth that is a response to often maze-like sets of economic, social, and political services and to the physical geography of an area. These forces and factors would include Population Growth, a strong economy, the never increasing household incomes, fragmented municipal governments, the construction of roads and the use of public money to construct these roads encourages development, and finally people leaving big cities to areas with more land. The effects of sprawl and its impact are not new by any means; it has been a subject of scrutiny by academics, social critics, and public policy makers since the shift of people and economic activities beyond the city cores. There are many opinions that are divided over social and economic impacts of sprawl.
