The Causes of Sprawl
The Effects of Sprawl Some Solutions to Sprawl More Information Perhaps you've noticed your community is getting a little bigger. Road construction seems to be everywhere and traffic is more heavy than it used to be; new strip malls and "big box" stores are popping up; and land on the outskirts of your town is being cleared for new housing subdivisions. Your community could be experiencing urban sprawl, an issue that has affected cities and towns across the country as well as the Great Lakes region. Urban sprawl can be generally defined as wide-spread, low-density development that consists primarily of strip commercial developments, such as malls and large office buildings, and housing subdivisions connected by new, wide roads and boulevards. The subdivisions are set apart from other development and built within a specific price range, and people are dependant on their cars to get them from one place to another. With sprawl, fewer people occupy more land and as the people spread out, so do the buildings, roads and houses. Urban sprawl is difficult to define but people usually know it when they see it. The following maps describe what an urban sprawl suburb might look like (left) compared to the land use plan of a town that avoids sprawl (right).

One clue can be found in the results of a national survey of 1,000 people and four regional surveys of 500 people each in Denver, Philadelphia, San Francisco, and Tampa conducted in October 1999 by the respected Pew Center for Civic Journalism. Another quite interesting (but state-specific) survey which focused directly on public attitudes towards sprawl was conducted by the Vermont Forum on Sprawl. See survey results

Introduction
We are all familiar with the pattern. Last years cornfield and barn or wooded area and stream are replaced by this years subdivision, strip mall, or gas station and fast-food restaurant. And the next year the story is repeated over again. The edge of town seems to keep moving farther and farther into what once was the country. Soon the roads are widened or maybe a whole new highway is built to accommodate the increased traffic from the new houses, malls, gas stations, and restaurants. As the refrain from a once-popular song goes, it looks like they paved paradise and put up a parking lot. This all-too-familiar scenar io is descriptive of urban sprawl. Exactly what is urban sprawl? Environmental Science: Toward a Sustainable Future, offers this definition of the problem: Urban sprawl is the rapid expansion of metropolitan areas through building houses and shopping centers farther and farther from urban centers and lacing them together with more and more major highways. Widespread development that has occurred without any overall land-use plan.
